Garden homes up to 45 m² no longer need planning permission

  • Must sit in the rear garden of your main home, with a minimum 25 m² garden and separate entrance.
  • Owner must live in the principal dwelling; the exemption runs until 31 December 2030.
  • Building Control, fire safety and BER rules still apply in full — we manage all of it.

How much does a granny flat cost in Ireland?+

Nua Living granny flats are fixed-price: €93,900 for a 33 m² one-bed and €126,500 for a 45 m² one-or-two-bed, both + VAT at 13.5% and both usually planning-exempt. A 48 m² two-bed is €134,500 + VAT with standard planning permission, which we handle. Prices include design, build and full project management.

Do granny flats need planning permission in Ireland?+

Since 27 July 2026, detached garden dwellings up to 45 m² are exempt from planning permission under S.I. No. 340/2026, provided the unit sits in the rear garden of your main home, at least 25 m² of garden remains, there is a separate entrance, and the owner lives in the principal dwelling. Building Control, fire safety and BER rules still apply in full.

Can a granny flat be rented out?+

What makes an ICF granny flat different from a prefab or log cabin?+
