The wall section that does the work

Concrete core. Insulation both sides. Nothing to blow away.

Most of what's marketed as a "modular home" in Ireland is a timber or steel-framed panel, built off-site and shipped in on a lorry. Nua Living homes use Insulated Concrete Formwork (ICF) — poured and finished on your own site by Primestructures. Two layers of insulation sandwich a reinforced concrete core, so one wall does three jobs: structure, insulation, and airtightness.

What changed on 27 July 2026

Garden homes up to 45 m² no longer need planning permission

  • Detached garden dwellings up to 45 m² are exempt under S.I. No. 340/2026.
  • Must sit in the rear garden of your main home, with a minimum 25 m² garden and separate entrance.
  • Owner must live in the principal dwelling; the exemption runs until 31 December 2030.
  • Building Control, fire safety and BER rules still apply in full — we manage all of it.
